Focused Guidance for the Property Decision in Front of You

Our property consulting services are designed for people who need experienced, practical input without entering a full brokerage relationship.

A Flexible, Defined Service

Some property questions do not require months of representation. They require the right conversation, a walk-through, a review of records, or a neutral second opinion.

P&H can structure a one-time or limited-scope engagement around the issue the client is actually facing.

Examples of Property Consulting

Walking a property before a major decision; reviewing possible uses or improvement priorities; discussing whether to sell, hold, rent, repair, or reposition; helping an owner organize information before meeting with an attorney, engineer, contractor, lender, or municipal office; evaluating a property that is not yet ready for market; and providing a practical second opinion.

What Clients Receive

The scope may include an in-person or virtual meeting, property walk-through, review of available documents or photographs, market context, identification of questions that need specialist input, and a written or verbal summary of practical next steps.

What This Service Is Not

Property consulting is not a licensed appraisal, engineering opinion, home inspection, legal opinion, survey, environmental assessment, or code compliance review. When specialized expertise is needed, P&H will identify that need and recommend that the client engage the appropriate professional.

From Consultation to Representation...

Some consultations end with a clear answer and no transaction. Others reveal that buying, selling, or further planning makes sense. If brokerage representation becomes appropriate, that relationship can be discussed separately.
