Professional Support for Owners Selling on Their Own
FSBO consulting in Massachusetts gives property owners access to focused real estate guidance without hiring P&H for full listing representation.
Sell Independently Without Working Entirely Alone
Some owners have the time, experience, buyer relationship, or personal preference to manage their own sale. Before putting the property on the market, they may still benefit from professional input on value, preparation, disclosure requirements, financing considerations, and the steps involved in a real estate transaction.
Prepare Before Going to Market
FSBO consulting is a pre-market service designed to help owners prepare for an independent sale. P&H can visit the property, discuss the selling process, review relevant property information, identify observable conditions that may affect marketability or financing, and provide market-value guidance based on comparable sales and current market conditions.
Following the consultation, the owner may receive a written summary of observations, market information, practical next steps, and resources or professionals that may be useful before the property is offered for sale
What P&H Does Not Do in a Consulting-Only Engagement
FSBO consulting is provided before the property is offered for sale. Once an owner begins actively marketing the property, P&H does not provide piecemeal brokerage services such as reviewing or negotiating offers, advising on inspection negotiations, or managing portions of the transaction under the consulting engagement.
Unless a separate brokerage agreement is signed, P&H is not the listing broker, does not advertise the property in the MLS, does not represent the seller in negotiations, and does not manage the transaction. Owners selling independently should retain a Massachusetts real estate attorney for legal documents and closing guidance.
A Defined-Fee Alternative
The fee is based on the defined pre-market consulting work rather than a percentage of the eventual sale price. This gives owners access to professional guidance while preparing for an independent sale without creating an ongoing brokerage relationship.
Brokerage Remains Available
If the owner later decides that full representation would be more effective, P&H can discuss a separate listing agreement. There is no requirement that an FSBO consultation lead to a listing.
